      <description><![CDATA[<p>If you're considering a <a target="_blank" data-mce-href="http://www.thechicagoshortsaleteam.com" href="http://www.thechicagoshortsaleteam.com/"><b>short sale</b></a>,
 you've probably been emotionally drained. If you're in default, you 
have most likely been receiving daily phone calls and numerous letters 
from your lender. Maybe you've had third party purchasers (with access 
to public data regarding pre-foreclosure status) reaching out to you, 
and you maybe have been contacted by <b>real estate</b> agents scanning those same databases. </p>
<p>Here is my advice, step-by-step:</p>
<ol>
<li><b>Decide</b> that you are not going to wait any longer,
 and you will take the situation by the reins. Decide that you are going
 to do everything you can in order to avoid foreclosure. By making this 
decision, you will control what happens instead of letting the process 
determine your future.</li>
<li><b>Find</b> an experienced, competent, and 
highly-recommended real estate agent to represent you. Ask around (you 
don't have to declare your situation), search online for exposure, 
reviews and professionalism, and most importantly: INTERVIEW THEM. Be 
sure you talk to at least two agents. Some basic questions to ask an 
agent <a target="_blank" data-mce-href="http://www.slideshare.net/kevinvaneck/how-to-select-the-right-realtor" href="http://www.slideshare.net/kevinvaneck/how-to-select-the-right-realtor">can be found here.</a>
 These do not include short sale specific questions, but those will 
follow on this very same blog shortly. But know that not all agents, 
regardless of overall real estate experience, are suited to handle a 
short sale transaction.</li>
<li><b>Find</b> an experienced real estate attorney. When 
interviewing agents, be sure to ask who their recommended attorney 
partners are in terms of <b>short sales</b>. A very important 
thing to realize is that your uncle, the tax attorney, will not be your 
best selection for a real estate transaction, let alone a short sale. 
Find an attorney that specializes in <b>short sale</b> 
transactions, can clearly describe their experience, and is 
approachable. You must feel comfortable with your attorney as you are 
going to have many questions through the process.</li>
<li><b>Discuss</b> the situation with your accountant or tax
 professional. Depending on the state, your property, and your financial
 condition, there may be tax consequences. Know about these before 
moving forward as they may be very impactful.</li>
<li><b>Prepare</b> yourself for the short sale process. A great agent and/or attorney, experienced in <b>short sales,</b>will
 set candid expectations on how the process will run, what the pitfalls 
might be, and what the potential impact for you might be down the road. 
However, in all short sale scenarios you must prepare yourself to be 
patient, to be willing to provide all types of financial documentation, 
and to be comfortable asking questions of those representing you, 
including your attorney and real estate advisor.</li>
</ol>
<p>This information is very basic, but it helps set a road map to move forward. <b>Short sales</b>
 are prevalent, and so no matter how large or small your community or 
real estate market are, there are sure to be great real estate 
professionals that specialize in short sales. In our next episode we'll

will decide to work with.</p>

They're commissioned to work on Virgin Hotels' first North American hotel, scheduled to open in 2013 at 203 N Wabash. They're currently involved in a study on the restoration of the legendary Uptown Theatre, they designed the Joffrey Tower at State and Randolph, SoNo, and the conversion and renovation of the previous Shubert into the now-named Bank of America Theatre on Monroe Street.<br><br><b>2158 N Lakewood Ave<br></b><br>In a prime, <b><a target="_blank" href="http://en.wikipedia.org/wiki/Lincoln_Park,_Chicago">Lincoln Park</a></b> location this <b><a target="_blank" href="http://www.townhomeshopchicago.com">townhome</a></b> was sure to sell quickly if it was priced right. Sell quickly, it did. In only 28 days and for nearly 93% of the listing price. The development is fee-simple ownership, which in this case means that there are no monthly assessments. Any maintenance or repairs are handled by the individual owner, which can keep you from having to pay for your neighbor's roofing problem. On the other side, you handle all of your own repairs yourself.<br><br>The townhome development, built in 1989, was designed by the aforementioned Booth Hansen, and this particular home was an extra-wide corner townhome with a private, wrap-around yard that was fenced in. The room sizes are enormous and the listing states that there is 2,800 square feet of living space. With three bedrooms plus a den, and three full baths, plus a half bath, this was a great alternative to a single family home. The <b>townhome</b> also featured an attached, one-car garage, and a parking pad for a second car.<br><br>This townhome sold for $647,000 in early December, 2011, and was clearly priced competitively based on the 28 days on market. In the current market state (read: declining), it's increasingly more important to price correctly from the start. In a declining market, the longer you sit on the market the more value your home is probably losing. Of course, every market is different. And your market may be your city, your neighborhood, your street, and maybe even your building itself. <br><br>For this reason it's essential that you talk with a real estate professional who is familiar with your type of home and that has direct experience in your market. The property was listed at $1,395,000 at the time of the sale.<br><br>Kinzie Park is a 6.5 acre luxury community located on the Chicago River between Grand Avenue and Kinzie Street. The development features <b>townhomes</b>, as well as mid-rise and high-rise condos. The community's website states that there are over 300 homes in all within the development.<br><br>The purchaser of this <a target="_blank" href="http://www.townhomeshopchicago.com"><b>Chicago</b> <b>townhome</b></a> is a litigator with law firm Winston &amp; Strawn, and still owns his previous property in Old Town at 1429 N Wells. The <b>townhome </b>purchased is over 3,900 square feet in size, and features 4 bedrooms with 3.1 baths. The listing stated that the master bedroom was an enormous 23'x14', and that the property had two fireplaces, a rooftop terrace, and a private yard.<br><br>This <b>townhome</b> was last sold in 2005, and as you may have guessed, it was purchased at that time for a higher price. In 2005 a laywer with the Chicago office of firm Bryan Cave LLP. It was purchased, according to county records, for $1.54M in September of that year. Of course, all markets and properties have been affected by downward pressure over the last 5 years, and <b>Chicago townhomes</b> are not exempt.
